A home buyer’s inspection takes longer and is much more thorough compared to a city required seller’s inspection ( known as either a ‘Time of Sale’ or ‘Truth in Housing’ inspection ). I’ll inspect the property and produce a computer generated report before you even show up. Then once you’re there, I’ll walk/talk you through the inspection report and answer any questions that may have. A city required seller’s inspection is very basic and doesn’t take long. Any city required fixes will be discussed with the seller.
Anytime a residential property is put up for sale in the following cities, the seller is required to have a seller’s inspection done by a CITY LICENSED home inspector. Some cities require found Hazards to be repaired and re-inspected, either by a city inspector or a licensed home inspector. St. Paul and Maplewood are disclosure only and don’t require repairs (with the exception of a hard-wired smoke detector for Saint Paul).

The average cost for a Time of Sale ( TISH Evaluation) or a Truth in Housing Evaluation for a normal sized property, varies by city (different cities have different filling fees and requirements). Example: Robbinsdale inspections (higher filing fee), larger properties and duplexes would cost more. Typically TISH’s are around $235 and any return trip an additional $70 (such as with a pre-inspection with a follow up verification). A buyer’s inspection is much, much more involved and takes 3 times longer. A buyer’s inspection price would be about double that of a TISH, or around $400, for an average sized house. For a home buyers inspection I show up about three – four hours before you, do the inspection, then spend about an hour or so with you going over the report once you show up. For a city required seller’s inspection I just show up and do the inspection and go over any required repairs you may need to make. Depending on the size and condition of the house, the inspection could take anywhere from 30 minutes to 1 1/2 hours.
